Affordable Housing

The Problem

Housing demand has outpaced supply

Over the past decade, housing costs in Smiths Falls have risen significantly. It comes down to supply and demand, when demand grows faster than supply, prices climb.

As more people moved here, the number of available homes and rentals did not keep pace. Rents rose, home prices climbed, and many residents are left struggling to keep up.

Housing demand has outpaced supply
The Solution

Get more housing built faster

Supply and demand runs both ways. If Smiths Falls becomes much more efficient and faster at facilitating new home construction, we can increase supply and ease pressure on the market over time.

The current approval system is too slow. Developers, builders, staff, agencies, and residents all have a legitimate role, but the process itself needs to be far better organized.

The Process

Move toward a parallel review model

Too much of the review process happens in sequence, with one concern addressed after another. That creates unnecessary delay.

Planning, building code, infrastructure, environmental concerns, and servicing should be identified early and reviewed together. Flagging issues quickly so applicants know exactly what to address.

Move toward a parallel review model
The Goal

More options, less pressure on renters and buyers

This dramatically reduces the time it takes for projects to become shovel-ready while keeping the same important protections we have today. Speed and responsibility are not opposites.

More housing means more options, and more options mean less pressure on the people who already live here.

More options, less pressure on renters and buyers

From sequential delay to coordinated speed

Current System

Reviews happen one after another

  • Reviews happen one after another
  • Delays pile up at every stage
  • Problems are often identified late
  • Projects take too long to become shovel-ready

NEW SYSTEM

Reviews happen in parallel

  • Reviews happen in parallel
  • Concerns are identified early
  • Staff, agencies, builders & applicants coordinate sooner
  • Responsible projects become shovel-ready faster

Why this matters

  • Faster approvals can attract responsible investment
  • Better coordination can reduce unnecessary delay
  • More homes can reduce pressure on rents and prices
  • More housing options make Smiths Falls easier to live in

“Speed and responsibility are not opposites. A well-run municipality should be able to do both.”
